If they're cheating while your friends with them, yeah, I'd cut friends over that because it's shitty and I've been on the other side of that. If it's something they did in the past and haven't done since, that's completely different because they've changed.

Totally agree it could be longer than that. That’s why I made the point of saying whatever the state minimum was for a month to month tenancy.
I think the bigger point I wanted to make was he needs to notify her today. Even if it takes 90 days or 180 days to process, they’re going to start the timer the day he gives her notice. So if he waits to talk to a lawyer or to read through all of the paperwork or to talk to friends about what he should do, he’s delaying her eviction.
Personally, I’m with you on canceling or not renewing the lease. It may be worth paying the cancellation fee if he still has a number of months ahead of him just to get out and start fresh.
