Everyone has already given you good advice. I'll just add that this is a skill of daily living that I had mastered by 4th grade or so. My step kids did this by the time they were 10 or 11. So I'd have to be honest here and tell you the main problem is that your boyfriend is a man child.
It's still good advice lol. But in relationships, it's too complicated. At least with a landlord you know you're getting screwed over. It's so much worse when it's a romantic partner screwing you over.
